Service Agreement

Welcome to FSBO Greater Portland! If you are committed to selling your home yourself, we are committed to helping you advertise your home and save you thousands on real estate commissions! Please take a moment to review and understand this service agreement. Thank you!

FSBO Greater Portland is a service company, designed to bring sellers and buyers together in the Greater Portland real estate market. We are not an agent for either the buyer or the seller, and we do not accept commission from either party.
Upon listing with FSBO Greater Portland, you agree not to list your house with an agent. If you decide to use a real estate agent, you agree to tell FSBO Greater Portland, and we will remove your yard sign and listing from the site, without refund. This ensures that we are advertising only true “For Sale By Owner” properties to our buyers.
We feel that every seller needs to give their home as much as exposure as possible, so we welcome you to advertise your home as you see fit. However, FSBO Greater Portland reserves the right to terminate a listing if our sign is removed from the property.
The one time fee of $249 includes up to 6 months continuous listing on FSBO Greater Portland. This term expires when your property: is sold, is taken off the market, is listed with a real estate agent or broker, or the time period elapses, whichever occurs first. Additional time may be purchased in 6 month installments for $249 each.
Our fee includes the use of a sturdy, professionally printed FSBO Greater Portland yard sign (with seller’s contact number) and information box. In addition, all sellers will be provided with two “House for Sale” directional signs and one “Open House” directional sign to assist in marketing their property. Most signs are installed within five business days. No signs will be delivered or installed outside of the counties we service. Please contact us at 207-774-4569 for information regarding the use of signs outside this area.
Sellers agree to mark (using a flag or wooden stake) a safe location for the yard sign and take responsibility for any/all damage to underground utilities, sprinklers, or other hidden objects. Any underground objects must be identified and clearly marked before signs are placed. Call the diggers hotline at 1-888-DIGSAFE (1-888-344-7233) to mark the underground utilities.
FSBO Greater Portland remains the owner of the yard sign. Sellers will be charged $100 for yard signs that are unavailable for pickup after the listing term expires or are damaged beyond normal wear and tear. (House for Sale and Open House signs do not need to be returned.)
Due to the nature of all expenses being incurred during the first week of a new listing, no refunds are provided.
When an offer is accepted on the property, seller agrees to hang a “Sale Pending” rider on the yard sign. (This will be provided by FSBO Greater Portland). All signs will be removed when the home is closed.
Service is for one property only, and non-transferable.
The home seller is responsible for the accuracy of their listing. Any owner deliberately misrepresenting their property will be asked to change the inaccuracy. Refusing to do so will result in termination of the listing.
No warranty of any kind is implied or provided.
Any user submitting a bad check will be charged a fee of $25 and may be unable to access FSBO Greater Portland’s website in the future.
You are responsible for notifying us of any changes in the status of your listing (i.e.: when the house goes under contract, is sold, or taken off the market).
Once your home has sold, or your listing expires, please allow 5 business days for your property to be removed from the site and for signs to be picked up.
